Serving Greece, NY and the surrounding Monroe County area — not in Greece? Reach out anyway, we may still be able to help.
Any condition. Most situations.
If you want to sell without fixing anything up, we'll look at it. We work with:
No matter what the issue you're dealing with, reach out. If it doesn't appear above, tell us what it is and we will try to assist you.
What we actually do
We negotiate the purchase of your property and put it under a signed contract with you. We do not close on the property ourselves. We assign over our rights to purchase your home to a buyer from our investor pool, and that buyer closes and pays you.
The buyer pays us an assignment fee. THAT FEE IS NEVER TAKEN OUT OF YOUR AGREED PURCHASE PRICE.
Plain-language process
You agree to a purchase price first. We then work to match our contractual interest with an investor buyer. The signed documents—not this webpage—control the transaction.
Have A Number In Mind?
Have a price in mind? Tell us. If your number is higher than what our normal offer formula supports, we may still be able to structure the agreement and attempt to assign our contractual rights to an investor who sees value in the opportunity. There is no guarantee that an investor will accept the higher price or that the transaction will close.
How we set your offer
We start with what the house would be worth fixed up, take 80% of that, and subtract the cost of repairs. A licensed contractor prices the repairs, not us. Sample with round numbers:
80% of ARV − licensed-contractor repairs
| After Repair Value (ARV) | $100,000 |
|---|---|
| 80% of that value | $80,000 |
| Repairs, priced by a licensed contractor | − $25,000 |
| Your offer | $55,000 |
No commission.
This is a sample, not a quote. Your numbers depend on your property, and we walk you through them before you sign anything.
How it works
You see the offer and the process before deciding whether it works for you.
Send your address and details using the form above. We review the property and call you.
We show you the offer and the math. If you agree with the price, you sign a written purchase agreement. Investors from our pool may want to do a walk-through for their own reference, with your permission.
We work to match our contractual interest with an investor buyer. If a qualified buyer is secured and the transaction proceeds to closing, you receive the agreed purchase price at closing, less any applicable closing costs, liens, taxes, mortgage payoff, attorney fees, or other expenses for which you are responsible.
Seller Disclosure
One complete explanation of the structure, fee, timing, title review and remedies.
Pay Me No Mind Consulting LLC is not a licensed real estate agent or broker and does not represent you as your real estate agent. We negotiate a purchase contract and may assign our contractual rights to a third-party real estate investor for a fee. We market our contractual interest, not a real estate listing.
Before we market our contractual interest, we verify that the seller owns the property and obtain a title search. We review the title information for liens or other title issues that may affect the transaction. When an investor wants the assignment, the title information is provided so the investor's attorney can independently review it before the investor proceeds.
Our purchase agreement is intended to permit us to assign our contractual rights and interest under the purchase agreement to a third-party investor. We market and assign our contractual interest, not the real estate property itself. The signed purchase agreement controls all assignment rights.
Your rights and obligations after signing—including attorney review, seller default, specific performance, damages, refunds, and other remedies—are governed by the signed contract and applicable New York law.
Our transaction documents are intended to give the investor 30 days after assignment to close, plus one 15-day extension if properly exercised. The signed documents control when the clock begins, how the extension must be exercised, and what happens if closing does not occur by the deadline.
After a completed assignment, the investor holds the assigned buyer rights under the contract. Pay Me No Mind Consulting LLC is not intended to be the purchaser at closing. Any continuing rights or obligations are determined by the signed transaction documents.
Important: This is a plain-language explanation. The signed purchase agreement, seller addendum, assignment agreement and escrow instructions control. Have your New York real-estate attorney review the documents before signing.
Short answers
Possibly. A house in good shape, sold on the open market, can bring a higher price. You would also pay commissions and repairs, and you would wait. Our offer is for people who want to sell as-is without that. Compare both before you decide.
Payoffs are paid from the sale price at closing. If you owe more than the offer, tell us early and we'll tell you honestly whether it can work.
No. Submitting only lets us contact you. You aren't committed until you sign a written agreement.
